Design and Access Statements

 

Since 10 August 2006 design and access statements need to be submitted with all planning applications except for householder, change of use and engineering and mining operations. They also need to accompany applications for Listed Building Consent.

 

A design and access statement is a report that accompanies a planning application. It should be prepared early in the design stages of an application and explain the reasons why design and access decisions have been made.

 

Below is a list of criteria for putting together your design and access statement.

 

Remember that failure to supply this information may result in your application not being validated and could lead to delay.

 

Your statement needs to include:

  1. Amount - How much will be built on the site?
  2. Layout - How the buildings and public and private spaces be arranged on the site. What is the relationship between them and the buildings and spaces around the site?
  3. Use - What will the buildings be used for?
  4. Scale - What is the height, width and length of your building?
  5. Landscaping - What is the development's relationship to the surrounding area and how will the landscaping will be maintained?
  6. Appearance - What will the buildings look like? Please tell us what materials you will use
  7. Access - Your access statement is about external access only and you need to explain how everyone will get to the buildings, spaces and the public transport network
