The rules about what does and does not require building regulation consent can be complicated. In most cases, however, the following work will require permission:

It is often necessary to obtain both planning and building regulation approval if you are going to carry out building work.
For most building projects, you have a choice when applying for building regulation consent.
Either:
1. Submit 2 copies of the Full Building Plans application form with 2 sets of detailed plans of the work. This will increase to 4 copies if structural calculations are included and if consultation is required with the London Fire Brigade Fire Safety Section under the Regulatory Reform Order. You need to send your forms with the correct plan examination fee.
Once work has started, it will be inspected at key stages and an invoice for this inspection service will be sent to you. One charge covers all inspections.
The Full Building Plans procedure must be followed if building work concerns factories, shops, offices, hotels, boarding houses and most other places of work.
Or:
2. Submit a site location plan (simply showing where your property is), indicate floor area and drainage and Building Notice application form to us, together with the charge.
Each procedure has different merits, but whichever procedures you follow the charge is the same.
