• Airing cupboards
• Bath panel
• Battery operated smoke alarms
• Bleeding of radiators
• Blocked drains within the property (except where caused by faulty pipe work)
• Cupboard doors, catches, handles and hinges
• Draught proofing of windows and doors (other)
• Electricity supply and metre
• Gaining entry by breaking in (note that any repairs required as a result of the break-in will also be your responsibility)
• Gardens
• Gas supply and metre
• Glazing (other)
• Internal decoration
• Internal windows, including ironmongery
• Light bulbs, other than in communal areas
• Loose floor coverings and fitted carpets
• Maintenance of non-communal television aerial's
• New hot water cylinder jackets
• Plugs and chains
• Plugs and fuses
• Repair, removal, disconnection of electrical equipment not owned by us
• Sweeping chimneys
• Toilet seat
