Key Worker Options in Barking and Dagenham

 

Who are Key Workers?

We have our own definition of those we define as being a Key Worker. However, to be eligible for any scheme developed in the borough, which is funded by the Housing Corporation, a Key Worker must fall within the following categories:

How do Key Workers apply for a property?|

 

The options explained

 

1. Home buy

Home buy is an option, which enables people to buy a property on the open market, or a new property built by a housing association. They obtain a mortgage for 75% of the market value of the property and the remaining 25% is provided by a housing association in the form of an equity loan.

 

When the house is sold the housing association will receive 25% of the value of the home, which could amount to more or less of the initial loan.

 

2. Shared ownership

Shared ownership applies to newly built properties by housing associations. The purchaser buys an equity share of the property (at least 25%) and pays a subsidised rent to the housing association, which owns the remaining share of the property. Further shares can be purchased until the property is owned outright.

 

3. Intermediate rented

Rent charges for the intermediate rented properties will be 75% to 80% of the local market rent.

 

East Sub Region Key Worker Housing Review and Action Plan

This has been produced by the 8 Local Authorities that make up the East Sub Region (Barking and Dagenham, Corporation of London, Hackney, Havering, Newham, Redbridge, Tower Hamlets and Waltham Forest).

 

The document looks at the current provision of key worker housing within the East Sub Region and types of accommodation on offer. The aim of this Review is to look at the needs and demands of key workers within the area to establish what type and size of accommodation is needed.

 

An Action Plan has also been produced which will enable further research to be undertaken which will include working with key worker employees within the East Sub Region.
