7.33 We cannot repair your property unless you have contacted us to say what you think is wrong. We cannot accept any liability to repair your property until you have contacted us.
7.33a You must contact us as soon as you are aware of a problem.
7.34 When contacting us about a repair you think we may be responsible for, you must describe the problem and where it is, how long it has been there and how it has affected you. If you say that your personal belongings or property have been damaged or affected by it, you must tell us in writing, listing the items and their value.
7.34a If you are aware of any materials that may be dangerous to health, such as damaged asbestos, or any broken electrical equipment we own and are responsible for maintaining, please contact your local housing office immediately.
7.35 If you do not contact us about repairs that are needed, we will not accept that you have given us appropriate notice for us to visit and carry out any work that may be needed.
7.35a When telling us about a problem, you must make clear:
7.36 Under the right-to-repair regulations, in certain circumstances, if we do not carry out repairs in a reasonable time, you can ask for another contractor to do the work. If the second contractor does not carry out the repairs on time, you may be able to claim compensation. You must give us notice of what you plan to do. The repair should be urgent and up to the value of £250. You should contact your local housing office or a citizens advice bureau for more information.
