Repairs

 

Our repair responsibilities

7.23 We will maintain the structure and outside of your home (including drains, gutters and outside pipes) where it is practical and cost-effective to do so. If we find that it will be too expensive to repair your home, we will discuss with you all your options for rehousing.

 

7.24 We will maintain the installations in your home for supplying water, gas and electricity, and for sanitation (including basins, sinks, baths and toilets), but not other fixtures, fittings and appliances for making use of the supply of water, gas or electricity (for example, a gas or electric cooker, or a washing machine).

 

7.25 We will maintain the installations in your home for space heating and heating water.

 

7.26 We will repair any step or path that is an essential access route to your property.

 

7.27 We will repair any boundary fence or wall we have provided, but only where failure to carry out a repair might lead to a particular risk to you or your family, for example, if the fence or wall forms a boundary to a busy main road or a council rubbish tip.

 

7.28 We will maintain any garage, shed or outbuilding we have provided which is within the boundary of the property, as long as it is economical to do so. We have the right to remove these structures when, in our opinion, it is not economical to repair them.

 

7.29 In flats and maisonettes, we will maintain all entrances, halls, stairways, lifts, rubbish chutes, lighting and other shared areas. We will deal with decoration separately as part of our repairs programme.

 

7.30 We will remove associated rubbish and building materials from your property after we, or our contractors, have finished the repair work.

 

7.31 We are not responsible for installing, extending or improving existing:

7.32 We will maintain shared television aerials in flats and maisonettes.
